# Preparing for Closing Day 

The finish line is in sight! Here's everything you need to know about closing day: what to expect, what to bring, and what you'll sign.

## Closing Day Timeline

What happens before, during, and after your closing appointment

### Before Closing

-   Confirm wire transfer instructions directly with title company by phone 
-   Gather required documents (ID, any outstanding paperwork) 
-   Review closing disclosure 3 days before (required by law) 
-   Arrange cashier's check or wire transfer for closing costs 
-   Set up utilities in your name 

### At Closing

-   Review all documents with closing agent 
-   Sign purchase agreement, deed, and loan documents 
-   Pay closing costs and down payment 
-   Title company records the deed 
-   Receive your keys! 

### After Closing

-   Change locks for security 
-   Update your address with important contacts 
-   File homestead exemption (if applicable) 
-   Keep all closing documents in a safe place 

## Who Attends Closing?

Closing typically takes 1-2 hours. Here's who you can expect to see at the closing table:

## Wire Fraud Prevention

Wire fraud is a serious threat in real estate transactions. Criminals hack emails and send fake wire instructions to steal your down payment. Protect yourself:

-   Always verify wire instructions by phone using a known number 
-   Never use contact info from an email. Look up the number independently 
-   Be suspicious of last-minute changes to wire instructions 
-   Report any suspicious communications immediately 
-   If in doubt, delay the wire and verify in person

### How long does the closing meeting take?
